## What a CP12 gas safety certificate covers
A landlord gas safety record, commonly called a CP12, is the document confirming that every gas appliance and flue in a rented property has been checked by a Gas Safe registered engineer within the last 12 months. It records the appliances present, the checks carried out, whether each one passed, and any defects found. Landlords must have the check done annually and give the record to tenants.

The check itself covers appliance operation and safety devices, gas tightness of the installation, correct gas rate and working pressure, flue performance and discharge, and adequate ventilation for each appliance. It is a safety inspection of the gas installation as a whole, not just a look at the boiler.

We issue certificates from £85 + VAT alongside a service, which is how most landlords and letting agents book it: the legal record and the boiler maintenance happen in one appointment, on one set of paperwork, with one tenant access arrangement.

Where a defect is found, you get an explanation and a written estimate before any remedial work goes ahead. Nothing chargeable is carried out on assumption. If an appliance is genuinely unsafe, we will tell you plainly what must happen and what your options are.

## What is at stake if the certificate lapses
Gas safety in rented property is a legal duty, not an administrative preference. A lapsed record means the landlord is not compliant, and the consequences reach further than a fine: insurance positions weaken, tenancy processes can be affected, and, if something goes wrong, the absence of a current record is the first thing anyone will look for.

The safety argument is more important than the paperwork one. Faulty flues, blocked vents, appliances burning incorrectly and gas tightness issues do not announce themselves. Carbon monoxide cannot be seen, smelled or tasted. The annual check is the only routine occasion when a competent person confirms none of those conditions exist in a property the landlord does not live in.

Leaving it late also creates cost. Certificates that expire in winter get renewed at the busiest time of year, and defects found then compete with breakdown work for engineer availability. Booking early, with the service in the same visit, avoids both the compliance gap and the queue.

## Certificate detail: appliances, timing and remedials
The practical questions landlords and agents ask most, answered in full.

### Which appliances are included
The check covers all gas appliances the landlord owns and provides in the property: boiler, gas fire, gas hob and oven, back boilers and water heaters, plus the flues serving them and the ventilation each requires. The gas installation pipework and the meter installation are also assessed.

Appliances that belong to the tenant are treated differently, but the flue and the installation serving them still fall to the landlord. If you are unsure what is in the property, we identify and list everything during the visit.

### Renewal timing and record keeping
The check is annual. Renewing before the anniversary avoids any gap, and there are provisions allowing an early renewal without losing the remainder of the existing period, booking two months early does not shorten your cover.

You need to give a copy of the record to existing tenants and to any new tenant at the start of a tenancy, and keep copies yourself. We provide the documentation in a form you can forward straight on.

### Failures, defects and what happens next
Where an appliance is found unsafe, the correct procedure is followed and the situation is explained to you clearly, what has been found, what it means, and what the options are. Nothing is turned off casually or without explanation.

Remedial work is estimated in writing before it goes ahead. That may be a repair, a part, or in some cases a free written quote for replacing an appliance that has reached the end of its life, with manufacturer warranties of 5, 7 or 10 years available on new boilers as a Baxi approved and Vaillant registered installer.

### Certificates alongside a wider maintenance plan
The most cost-effective approach for a landlord is to combine the annual certificate with the annual service. The certificate proves safety on the day; the service is what keeps the appliance reliable and keeps any manufacturer warranty valid, which is where the real savings sit across a portfolio.

Where a property's heating is old or the system water is contaminated, we will also flag the wider work, power flushing, radiator or control upgrades, with written pricing, so you can plan spend between tenancies rather than react to a mid-winter breakdown.
